Germany
Four grades
Identity & tax (in one line)
Identity & tax: Germany has no property-or-shares-for-residence channel. Non-resident landlords are assessed under ss.49/50 EStG at progressive rates with no personal allowance, and private sales enjoy a 10-year exemption window (s.23); listed distributions face 26.375% statutory withholding, with SG–Germany treaty ceilings of 10% for ordinary companies and 15% for REIT-Act companies (excess reclaimed via the BZSt). Real-estate transfer tax runs 3.5–6.5% by Land.

Key metrics
Why this country
The euro stability anchor: real GDP +0.2% in 2025 (the first growth after two recession years, Destatis) and FDI inflows of US$74.3B (UNCTAD basis) — Germany offers this portfolio no growth story; it offers legal depth and an institutionalised rental stock.
Cash flow's front door is the listed market: direct residential is compressed to about 2–2.7% net by prices (Berlin transaction multipliers of 22.6x) and rent regulation, while the listed landlords, after a share-price collapse, pay 5.74–7.40% gross — one country, two price systems, and this site chooses by the numbers.
Institutional detail decides outcomes: the rent brake (Mietpreisbremse) runs to 2029 while Berlin's rent freeze (Mietendeckel) was voided in 2021; treaty withholding splits into a 10% tier for ordinary companies and 15% for REIT-Act companies — every conclusion on this page hangs on checkable institutional facts of that kind.
Entry routes
Listed route (this site's main line): buy Vonovia/LEG (entry No. 72) or Hamborner REIT (No. 73) through a broker with Xetra access — any amount, no foreign restriction.
Direct route (explainer grade): foreigners may buy property freely (no approval), but buying costs run 6–12%, non-residents get no personal allowance, and the full-cost net is about 2–2.7% (entry No. 74) — printed as a costing demonstration, not a recommendation.
Risks
- The listed landlords' political risk is live: dividends are publicly criticised against a housing shortage and rent-cap rhetoric continues — part of the German landlord discount is political pricing, not rate pricing.
- No pure listed logistics route (verified): Germany has no domestic listed pure-play logistics vehicle — Branicks is a mixed owner plus asset manager in restructuring, Aroundtown is a Luxembourg-domiciled mix, and SEGRO's German assets belong to the UK REIT context. JLL's market anchors (Big Seven prime 4.6–4.8%, most trades at 5–6%) serve as this page's sidebar only, not an entry.
- No listed route for storage or parking (verified): the listed storage vehicle, Shurgard, is a pan-European/Belgium entry (46 German sites), and parking leader APCOA was taken fully private in 2024 — in Germany both categories exist only at the private/direct level.
Ranked opportunities in this country
| Overall rank | Opportunity | Net return (primary metric) | Our take |
|---|---|---|---|
| 72 | Germany's listed residential landlords (Vonovia + LEG): a 5.74–7.40% yield struck by a share-price collapse — the distributions are real, and so is the reason prices fell | 5.74–7.4% | Do, with conditions |
| 73 | Hamborner REIT: Germany's only true REIT — read the 9.6% headline as 'a dividend already cut' | 9.6% | Do, with conditions |
| 74 | German residential buy-to-let, fully costed: the world's 'safest' rental market pays 2.0–2.7% net | 2–2.7% |
