Country rank #15

Philippines

Identity & tax (in one line)

Identity and tax: the SRRV retirement visa (restructured Sep 2025, from age 40, held deposits of US$15,000-50,000 by tier, no PR path, deposits partly beyond the PDIC P1M insurance cap); the SIRV investor visa starts at US$75,000 with condominiums expressly ineligible. REITs must distribute at least 90%; non-resident distributions face statutory 25% withholding (treaty relief case by case). Land is constitutionally closed to foreigners, condo projects cap foreign ownership at 40%, and qualified investors may lease land for up to 99 years under RA 12252 (registered investments only).

Why this country

The Philippines carries the region's richest numbers and its heaviest friction: REIT gross dividends of 6.7-8.5% stand on exchange and filing evidence, on the same page as a constitutional land ban, 24.7% condo vacancy and a decade-low FDI tape. Its slot in this site's portfolio is the frontier seat: the position logic is not ballast but small sizing for high cash flow, with the peso and sponsor infusions both priced in explicitly. The Philippines also contributes one of this site's most important reading disciplines: ask where a high yield comes from before anything else — DPS growth bought by infusions, an 8.5% manufactured by a collapsed price, and a pool's promised 'distributions' are three entirely different things, and only the first has documents.

Entry routes

Listed route: PSE-listed REITs (entry No. 64) through a broker — legally indifferent to the land ban, and the only structurally clean exposure a foreigner has.

Condo route: foreigners may buy condominium units within a project's 40% quota (entry No. 65) — legal, but neither the arithmetic nor the inventory stands on the buyer's side.

Explicitly excluded: Manila office direct (the 40% / 60-40 structure plus 19.5% vacancy plus no citable net yield — its income story is already told with audited numbers inside entry No. 64); condotels and rental pools (the warning at entry No. 66).

Ranked opportunities in this country

Overall rank Opportunity Net return (primary metric) Our take
64 Philippine listed REITs: the region's highest gross dividends (6.7–8.5%) — ask where the growth comes from first 6.7–8.5% Do, with conditions
65 Manila condo buy-to-let, taken apart: asking gross 6.18%, achieved gross 4.1–4.8%, net about 2.5–3.5% — against 6.8 years of inventory 4.1–6.18% Below the bar
66 Philippine condotels and rental pools — a warning: no operator has ever published a citable distribution statement, so ask where the pool's money comes from first Below the bar
