Four grades
Identity & tax (in one line)
Identity & tax: citizenship by property purchase at US$400,000 has its own buy-track page in the hub (6.5); buying GYO shares is not a qualifying citizenship asset. Tax: GYO dividends are withheld at 0% (residents and non-residents alike); direct landlords are taxed on Turkish-source income only (a residential exemption of TRY 58,000 for 2026 income, progressive 15–40%, gains exempt after 5 years); annual rent increases are capped at the CPI 12-month average.

Key metrics
Why this country
The GYO tax shape is the cleanest in this wave: corporate-tax exemption (with Law 7524's distribution condition) plus 0% dividend withholding (non-residents included, evidenced verbatim in KAP notices) — Türkiye's problem was never tax; it is the currency.
The sector is a real market: about 50 listed GYOs with institutional-grade liquidity at the top (Emlak Konut ADTV of TRY 2.76B) — liquidity is not a concern on the Türkiye page, a rarity among emerging-market "REIT regimes".
The status/cash-flow cross-reference is the site's most complete: citizenship by property purchase (6.5 in the hub) and the GYO basket (entry No. 87) are compared on one country page — shares do not naturalise and flats do not pay rent, stated on one page.
Entry routes
Listed route (this site's main line): buy the GYO basket (entry No. 87) through a broker with BIST access — foreigners buy freely and dividends arrive with zero withholding.
Direct route (explainer grade): most foreign nationals may buy property (reciprocity list; military-zone exclusions), but the full-cost costing supports only an inflation-hedge reading (entry No. 88); the citizenship route's qualifying asset is registered real estate, unrelated to a brokerage account.
Risks
- The official-data credibility dispute must be stated: official CPI of 29.77% and the independent ENAG estimate of 45.12% sit 15 points apart — this site's real-return judgment is phrased as 'deeply negative even on the official basis', endorsing neither side.
- GYO distributions' discretion has a record: a top name printed four straight zero years; Law 7524's 50% distribution condition (from 2025 income) is new law whose first full cycle is only now printing — until it is proven, price GYO dividends as interruptible income.
- The Chile warning does not apply here: Türkiye's channel is genuinely listed and liquid — its risks are all macro (the lira, inflation, a 36% policy rate), not instrument structure, in pointed contrast to this wave's Chile rejection.
Ranked opportunities in this country
| Overall rank | Opportunity | Net return (primary metric) | Our take |
|---|---|---|---|
| 87 | Türkiye's GYO basket: the 0%-withheld dividends are real — but whether they are paid is the developer's choice | 3.4–4.9% | Do, with conditions |
| 88 | Istanbul buy-to-let, costed: lira gross of about 7.4–9.9% must first clear 8.6% round-trip costs and inflation | 5.5–7.5% |
