Canadian industrial is open to foreigners: pure commercial and industrial assets sit outside the federal purchase ban, and Ontario's NRST and BC's additional taxes target residential only — a foreign buyer of GTA/GVA industrial property does not pass through the residential apparatus. This entry prints the figures and the gap together. At the institutional layer, CBRE's bands hold (Toronto Class A 5.00–5.25%, Class B 5.25–6.00%; Vancouver Class A 4.50–5.25%), with GTA availability at 5.0% and average asking net rents of C$16.07 per sq ft but down 3.1% year on year (rents are coming off the peak); the derived direct net is about 4.3–5.3% pre-tax. The gap matters just as much: no research house publishes a price or yield series for sub-50,000-sq-ft small-bay units — exactly the units a foreign buyer will actually be shown — so small-unit pricing rests case by case on broker transaction evidence, with the CBRE institutional bands as a reference frame, not a quote sheet. Verdict: do, on conditions (tickets of C$1M+, pricing on transaction evidence) — with its positioning stated: this is the direct sibling of the listed landlords (entry No. 61); the listed form delivers the same income with liquidity and small tickets, and the direct form only wins when you can buy below the institutional band and intend to hold through renewal cycles. Renewal mark-downs (asking rents are already falling) are this moment's most realistic risk.

The biggest catch

Rents are in a live decline: asking net rents are down 3.1% year on year (Cushman: −5.6%, a four-year low) — leases expiring in 2027–28 will mostly re-sign downward, so incumbent high rents are not perpetual; price purchases on re-signed rents.

Why we think it makes money

The legal structure is clean: industrial is the category Canada's capital-sorting legislation expressly lets through — a foreign buyer's compliance cost here is ordinary commercial conveyancing, without the residential ban, heavy taxes and filing maze attached.

Tenant fundamentals are intact: GTA net absorption of about 5.0M sq ft in the first three quarters of 2026 and availability flat at 5.0% for four quarters — not a boom, a stabilisation; in a stabilising market, direct-investment errors come from the purchase price, not from collapsing rents.

The evidence gap's demonstrative value: printing 'no price table exists for small units' inside the entry sets this site's rule for every direct market — institutional figures describe institutional assets, and using them to bless a small unit is the intermediary's most common substitution.

How to actually get in

  1. Direct purchase of a small GTA/GVA industrial unit or multi-bay property (C$1M+) through a local broker, lawyer and environmental/zoning checks; pure industrial touches neither the NRST/additional taxes nor the federal ban (mixed-use parcels are split case by case).
  2. Alternative route: the listed industrial landlords of entry No. 61 (Granite, Dream Industrial) — surrendering direct control for liquidity and filed distributions.

Risks: what could go wrong

Rents are in a live decline: asking net rents are down 3.1% year on year (Cushman: −5.6%, a four-year low) — leases expiring in 2027–28 will mostly re-sign downward, so incumbent high rents are not perpetual; price purchases on re-signed rents. If these happen, our take changes: If GTA asking rents return to year-on-year growth (research-house basis), the cycle judgment is upgraded.
Small units are unanchored: with no price series, both entry and exit prices rest on negotiation and individual evidence — the diligence weight sits entirely on your side, and its cost belongs in the budget. If these happen, our take changes: If a research house publishes a small-bay series, this entry is re-based on measured data.
Availability's step up: the return from pandemic-era sub-2% to 5.0% reflects supply (about 9.0M sq ft under construction) meeting normalising demand — above 6%, Class B cap rates soften another notch. If these happen, our take changes: Checked quarterly against CBRE availability prints.

FAQ

If listed REITs are more convenient, why invest directly at all?
Only two reasons hold: you can buy below the institutional band (small-unit information asymmetry occasionally offers that price), or you want the asset itself (own use, redevelopment, holding through renewal cycles). With neither reason standing, the listed form wins on income, liquidity and effort alike — the two entries sit side by side precisely to force that self-question.
Rents are falling, yet availability is not rising — how?
Because transactions and absorption continue: tenants are moving (into cheaper new stock), and the vacated older space returns to market at lower asking rents — availability measures area, rents measure price. The combination (steady volume, falling price) is negotiating room for new buyers and warm water for incumbent landlords: buy on re-signed rents, never on in-place rents.
Why are Vancouver's cap rates lower (more expensive) than Toronto's?
Land constraint: Greater Vancouver is hemmed in by mountains and sea, industrial land is scarce, and institutions pay a premium for that scarcity (Class A 4.50–5.25% against Toronto's 5.00–5.25%). For the buyer: Vancouver buys scarcity and preservation, Toronto buys cash flow — one country, two purchase logics, and the cap rates have already said it.
