Entry No. 42 (J-REITs) covers storage rent in trust form; this entry is its operator form. Arealink (TSE 8914) is Japan's only listed pure-play self-storage operator (Hello Storage: indoor units plus outdoor container sites, a large share franchised or managed for landowners), with 3,011 sites and 131,936 rooms (April 2026) targeting 200,000 rooms by end-2029; the industry itself has grown for 17 consecutive years (Yano Research: about ¥87.9bn in FY2024, +6.2%) with household penetration still under 1% against 10%+ in the US — a rare genuine growth story on this site's Japan page, provided the current income is read clearly: FY2025 revenue of ¥26,418M (+7.0%) and net profit of ¥3,704M (+15.7%); a full-year dividend of ¥26.0 per share at a 35.7% payout (the policy target is 35%+, and the dividend has been raised); an FY2026 forecast of ¥26.5. At the 6 November 2026 close of ¥761, that is a trailing yield of about 3.4% and a forecast of about 3.5%; after the 20.42% non-resident dividend withholding, about 2.7% in hand — below the J-REIT route's roughly 3.6–3.8% in hand. Verdict: do, on conditions — the buy reason must be written correctly: what is being bought is dividend growth (at a still-low 36% payout, with double-digit profit growth) and the long slope of industry penetration, not the current yield; bought as a high-yield stock, it is wrong on day one. Note its substance: many sites are franchised/managed (the company does not own the underlying land), and a "storage development-for-sale" segment makes earnings lumpier — this is an operator's equity, not securitised storage property.

The biggest catch

The yield ranking must stay honest: a 3.4% gross dividend (about 2.7% in hand) sits below J-REITs' 4.5–4.8% (about 3.6–3.8% in hand) — if dividend growth fails to materialise, this holding underperforms the ballast on a pure income basis. Growth is a necessary condition of the purchase, not a bonus.

Why we think it makes money

Every figure is checkable: dividends, results and policy all come from the company's statutory results announcements (primary sources), the same evidence grade as the J-REITs — the third storage exposure on this site, after the US and UK listed routes, that can be landed on audited bases.

The growth denominator is real: penetration under 1% against the US's 10%+, seventeen consecutive years of industry growth, and the company's room count moving from 131,936 toward a 200,000 target — every link of the growth chain has a public number, not a narrative.

The dividend policy is in writing: a 35%+ payout target stated as company policy, with two raises already delivered — this site prefers companies that write distribution policy as a commitment, because it makes "when does growth become cash" testable.

Risks: what could go wrong

The yield ranking must stay honest: a 3.4% gross dividend (about 2.7% in hand) sits below J-REITs' 4.5–4.8% (about 3.6–3.8% in hand) — if dividend growth fails to materialise, this holding underperforms the ballast on a pure income basis. Growth is a necessary condition of the purchase, not a bonus. If these happen, our take changes: If the dividend stagnates for two consecutive years while the price does not fall (passively compressing the yield further), this entry is downgraded.
Small-cap liquidity and volatility: a ¥38.4bn market cap and about ¥103M of daily traded value mean institutional entries and exits move the price; a −28.5% year-to-date move is this species' normal volatility, not an accident. Size it as a growth position that can halve. If these happen, our take changes: None (market-structure feature).
A hybrid model: franchised and managed sites mean the company does not own the corresponding underlying assets, and the development-for-sale segment makes profits arrive in lumps with disposal timing — valuing it with a pure rent-collector framework misreads it systematically. Use the operator framework: room growth, occupancy and dividend policy. If these happen, our take changes: None (model feature).

FAQ

Same sector — J-REITs (No. 42) or Arealink (this entry)?
Separate the species first: storage inside a J-REIT pays trust-distributed rent (higher payout, slower growth, lower volatility); Arealink is operator equity (lower dividend, faster growth, higher volatility). For current cash, choose the former; for the penetration slope, the latter. They can even be held together — but never judged with the same ruler.
Why call a 3.4% dividend "good" at all?
Because the payout ratio is only 35.7%: the company retains the bulk of profit to expand room count. Dividend yield is dividend per share over price; payout is dividend over profit — the former is low because the latter retains the money. For this species of stock, watch dividend growth (the FY2026 forecast is ¥26.5) and room growth, not the static yield.
How does it relate to the storage entries for Vietnam (No. 5) and the US?
This site's storage map: the US offers listed REITs and operators, the UK listed vehicles, the UAE a landlord route, Vietnam an operator market — and Japan now adds the "operator equity" form. Storage is a good business globally, but each market offers foreigners a different layer of it; this site's storage series is precisely about finding the right layer country by country.
