Korea's listed REIT basket: 7–9% distributions standing in front of a refinancing wall — the yield is real, so check every maturity ladder
Composite-board score: 6.4 · Where it is strong: Net cash flow, Tax friendliness · methodology
Korea is this site's highest-yielding developed Asian market, and the reason is in the price: the K-REIT sector index is down 17% this year with multiple names at 52-week lows (KRX/NH basis), pushing headline distribution yields to 7–9%. The assets underneath are not weak: Seoul Grade A office vacancy is just 3.1% (CBRE; the GBD at 1.0%) and Seoul-metro logistics cap rates are 5.4%. The fully primary-sourced anchor is ESR Kendall Square (a logistics pure name): KRW 139 per half-year, steady across its 12th and 13th periods — annualised KRW 278 / KRW 2,830 (the share price is down 34.7% in a year) = 9.8% gross, about 8.3% in hand at the 15% SG–Korea treaty rate and about 7.7% at the 22% statutory withholding; Shinhan Alpha (Seoul offices) paid KRW 182 + KRW 184 = KRW 366 of common distributions in 2026. Two required readings print on the same page. First, Korean REITs may lawfully distribute depreciation, so DPS far above accounting EPS is an institutional feature, not return of capital — coverage must be checked against distributable income in DART, and aggregator 'payout ratios of 200–500% of EPS' are artefacts: do not be scared off by them, and do not be misled by them either. Second, the refinancing wall is real money: debt maturing within a year is 67% at Koramco Life Infra, 48% at Hanwha, 48% at Shinhan Alpha, 44% at Lotte and 40% at SK, refinancing at about 5% — the market's high yields are pricing distribution cuts. Verdict: do, on conditions — work through each name's DART maturity ladder and distributable income; the basket lands at about 6–8.3% in hand (by name mix and whether the 15% relief is obtained). The sector ETF's '10.67% TTM' mixes infrastructure and preferred shares and is not used as the basket headline.
In short: four lines first
Listed shares, from any amount (KRX access)
7–9%(Korean listed REIT basket gross distribution yield (KRX/company basis))
Fairly hands-off (listed route; annual per-name DART checks)
The refinancing wall: 40–67% of debt maturing within a year at several names, refinancing at about 5% — if a name's refinancing is completed by cutting distributions, the high yield corrects before the price does. Each name's maturity ladder (DART) is this holding's annual inspection item.
The numbers that matter
Why we think it makes money
The price/fundamentals gap is the shape of a real opportunity: a 3.1%-vacancy office market under listed prices yielding 7–9% — this site does not predict a rebound; it notes the gap exists and that every piece of it carries a basis.
Institutional knowledge compounds: the depreciation-distribution rule governs how all international aggregator data on Korea must be read — this entry writes 'check distributable income in DART, not EPS payout ratios' into the record, usable on any Korean REIT material the reader ever meets.
It is the foreigner's only investable Korea: since 2025 the capital region's housing is effectively closed to foreigners (entry No. 76) while listed securities are fully open — this channel's complete pricing is itself information.
How to actually get in
- Listed route: buy the basket through a broker with KRX access (ESR Kendall Square as the logistics anchor, Shinhan Alpha as the office anchor; further names only after their DART checks), at any amount. Withholding: 22% is withheld first; the 15% treaty tier requires Form 29-12 plus a residence certificate filed with the withholding agent before payment, or a reclaim within 5 years — omnibus broker accounts may not relieve at source, so confirm before ordering.
What it costs, what it earns
Entry amount: Listed shares, from any amount (KRX access)
How much work for you: Fairly hands-off (listed route; annual per-name DART checks)
- Won exposure: distributions and principal are won-denominated, so a Singapore reader's realised return passes the exchange rate first — position caps are set by a currency stress test.
- Refund friction: the 15% tier is not automatic (see entry routes); until processed, price on the 22% cash basis (ESR at about 7.7%).
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- SK REIT's and Lotte REIT's current DPS were not obtained from primary sources (only a January 2026 broker forecast and conflicting aggregator data) — this site prints no per-name yield for either; both enter the basket only after DART checks.
- The 6–8.3% in-hand band is this site's derivation by name mix and tax tier: actuals depend on holdings, broker withholding and refund completion.
FAQ
- DPS is several times EPS — is the distribution fake?
- Not in Korea. The Real Estate Investment Company Act expressly allows REITs to count depreciation in distributable income (and the National Tax Service confirmed in 2024 that distributed depreciation remains deductible) — depreciation is a non-cash cost: an office building books it every year while the rent cash keeps arriving, so 'profit' below 'distributable cash' is the normal state of these assets. Judge truth by distributable income's coverage of distributions in DART, not by the EPS payout ratio. The first lesson in reading Korean REITs with American-REIT glasses is to change the glasses.
- Will the refinancing wall halve distributions across the board?
- Name by name — which is exactly why this site gives no sector verdict: Koramco Life Infra at 67% maturing and SK REIT at 40% are not the same risk. The common thread: refinancing rates (about 5%) exceed this debt's original cost, and the extra interest comes out of distributable income — thick coverage absorbs it, thin coverage cuts. Pulling each name's maturity ladder before buying the basket is this entry's only admission ritual.
- Why not just buy the sector ETF and save the work?
- You may — knowing what it is: the mainstream KODEX Korea REITs Infra ETF blends infrastructure stocks and preferred shares and pays monthly, and its '10.67% TTM yield' is not a pure K-REIT figure. This site does not use it as a headline, nor deny its one-click convenience — but any yield quoted for it must be restated on the pure-REIT, name-by-name basis.
