Malaysia's cleanest cash-flow entry: one unit buys into 69–70 predominantly industrial properties (Klang Valley / Penang / Johor, over 15 million sq ft), with FY2025 distributions of 10.55 sen per unit (+14%, a 99.8% payout) — a 5.5% gross distribution yield at the year-end price, portfolio occupancy of 94% and a 4.4-year weighted-average lease (audited annual-report basis). Foreigners buy with zero property friction: no minimum price, no state consent, no MM2H needed. The entry's key is not the 5.5% but the after-tax line: Malaysia's 10% REIT-distribution withholding concession expired at the end of 2025 unrenewed, and from 2026 foreign individuals are withheld at 30% — but part of Axis's distribution is tax-exempt (capital/industrial-building allowance components), taxed only on the taxable portion, so this site estimates the foreign-individual net at about 3.9–4.7%. Any pre-2026 material quoting "about 5% net of 10% tax" is void on this page. The underlying assets carry their own reference: Axis's Bukit Raja sale-and-leaseback priced at about a 7% gross yield (institutional, single captive tenant, long lease) — the gap between unit distributions and asset yields is the price of the trust structure, management and tax.

In short: four lines first

What it costs to get in

Listed units; RM10,000–100,000 is a meaningful position (reference price about RM1.92/unit)

Roughly what it earns

How much work for you

The biggest catch

The tax reset is permanent: the 30% withholding is not a temporary measure but the statutory default after the 10% concession lapsed — anyone who underwrote this REIT on the old basis must shift conclusions by roughly a point. Confirm which holder category you fall into (individual 30% / corporation 24%) before discussing yield at all.

Why we think it makes money

Industrial is the most solid segment of Malaysian REITs: Axis's tenants are logistics and manufacturing businesses, and Klang Valley/Penang industrial demand is underwritten by Port Klang and the semiconductor supply chain, not consumer sentiment.

The evidence grade is this site's favourite type: audited annual report, quarterly distribution filings, occupancy and lease terms all checkable — this is the Malaysian entry whose numbers least need the word "reportedly".

It mirrors the direct-warehouse entry (No. 35): the same asset class bought directly nets about 2.4–2.7% after tax on this site's model, versus about 3.9–4.7% estimated through the REIT, with liquidity — at small ticket sizes, the trust's structural efficiency is real.

How to actually get in

  1. Listed route (the only route): buy units of 5106 through a Bursa broker/CDS account; RM10,000–100,000 is a meaningful position. Non-resident account opening follows broker requirements; no property-type restrictions apply.

Risks: what could go wrong

The tax reset is permanent: the 30% withholding is not a temporary measure but the statutory default after the 10% concession lapsed — anyone who underwrote this REIT on the old basis must shift conclusions by roughly a point. Confirm which holder category you fall into (individual 30% / corporation 24%) before discussing yield at all. If these happen, our take changes: If a future budget restores a concessional REIT distribution rate (formally announced), this entry is recomputed on the new rate.
Occupancy slipped from 97% (Q3 2025) to 94% at year-end: sale-and-leaseback assets concentrate tenants, and a single large non-renewal is a portfolio-level event; a 4.4-year WALE keeps renewal risk permanently on the calendar. If these happen, our take changes: If occupancy returns above 96% and holds for two quarters (filing basis), this item downgrades.
Buying at a NAV premium prepays distributions: if the roughly 24% premium (Q3 2025 basis) converges, steady distributions will not make up the price gap — always read the distribution rate at your price together with the premium to NAV. If these happen, our take changes: None (entry discipline).

FAQ

Why not Sunway or IGB, the better-known names?
They are bought — in the retail basket entry (No. 33). Axis stands alone because industrial and retail are different risks: Axis's 5.5% gross comes from warehouse and factory leases, while the basket's 5.3% comes from mall consumption and must first be normalised for one-off gains. IGB was left out of the basket: after its 2025 rally its trailing yield compressed to about 3.3% — a live example of price deciding everything in the same sector.
After 30% withholding it is only a bit over 4% — is it worth it?
Compare on this site's uniform basis: Singapore S-REITs distribute 5.5–6.4% net (SGD, no withholding) and still rank higher. Axis's role is a ringgit-exposed Malaysian industrial-cycle sleeve, not the highest-yield holding. Buy it for the portfolio role, not the headline.
Does holding through a company save the tax?
Foreign-corporation holders are withheld at 24% versus 30% for individuals, but the company's own maintenance, filing and repatriation costs must be counted, and the exempt components are untaxed for everyone. Whether it pays depends on position size and structure — a case-by-case question for a tax adviser.
