Malaysian dobi laundromat franchises, taken apart: a 42% brochure margin becomes about 7.5% at full cost
Composite-board score: 4.1 · Where it is strong: Net cash flow, Tax friendliness · methodology
Malaysia's dobi (self-service laundry) franchise marketing is the third form in this site's laundromat trilogy, and the boldest: myDobi claims ROI of 20–35%, LaundryBar claims "30% average ROI, 100% success rate, break-even within 18 months", and dobiQueen forecasts RM106,537 of annual cash flow on "as low as RM380,000". An independent full-cost teardown (June 2026 prices) takes them apart: a standard outlet runs about 1,300 cycles a month for about RM14,000 of revenue and about RM5,900 of EBITDA — 42%, which is exactly where the brochure number comes from; then subtract the two things vendors do not count: machine depreciation (RM250K of equipment over 8 years is RM2,604 a month) and the owner's own roughly 12 hours a week of labour (cleaning, cash/QR reconciliation, breakdown call-outs), and true profit is about RM2,000 a month, roughly RM24,000 a year — about 7.5% on roughly RM320K all-in, before tax and before 3–8% franchise royalties. The price anchors are genuinely low: wash RM4–8, dry RM3–9, a blended ticket of only RM10–11, and revenue is capped by catchment radius (customers use the nearest dobi). Verdict: below the bar as an explainer — 7.5% at full cost is not shameful; packaging it as 20–35% to sell franchises is the problem. And the 7.5% still requires the owner's hands, while this page's M-REIT distributions require nobody's attendance. Note also: this is an operating business, not a passive asset — MM2H Silver/Gold carry no work rights, a foreign owner-operator needs a proper business/work route, and hired management takes another layer of the profit.
In short: four lines first
Franchise packages RM500K–750K; independent build-out about RM320K all-in (teardown basis)
20–35%(Malaysian laundromat franchises: vendor-claimed ROI vs independent full-cost model)
High burden (semi-managed: cleaning, cash reconciliation and call-outs all need a person)
This entry is itself the risk statement: every vendor return figure is built on the EBITDA layer — no depreciation, no owner labour. Recomputed at full cost (about 7.5%), the gap over a zero-operations REIT is too thin to compensate operating and liquidity risk, which is why it sits below the bar.
The numbers that matter
Why we think it makes money
It puts franchising's three standard number-layers on one screen: vendor ROI (20–35%), EBITDA (42%), and full-cost true profit (about 7.5%) — all three are "true"; the difference is entirely what gets deducted. This site has taken apart US and Singapore laundromats; the Malaysian entry's value is that vendor claims and an independent teardown exist for the same market in the same year.
The unit economics of a radius business are checkable: the per-cycle price (RM10–11) and cycle count (about 1,300/month) come from public menus and the teardown, so a reader can literally go and count footfall and competitors in a target township — one of the few franchise formats that can be verified on foot.
It gives the Malaysia page its operating-business counterweight: against the REITs' pure financial exposure, it shows this site applies the same evidence ruler to businesses as to assets.
How to actually get in
- Franchise route: myDobi packages run RM500K–750K (six or more washer-dryer sets) with machinery from RM250K; an independent build-out models to about RM320K all-in (six-machine teardown basis) — on either route, verify two things first: the per-cycle price and the competitor count in the catchment.
- The foreigner path (stated plainly): operate through a compliant company structure and solve work rights (lower MM2H tiers carry none); "a relative holds it, I run it remotely" arrangements are outside this site's recommendations.
What it costs, what it earns
Entry amount: Franchise packages RM500K–750K; independent build-out about RM320K all-in (teardown basis)
How much work for you: High burden (semi-managed: cleaning, cash reconciliation and call-outs all need a person)
- Machine depreciation: about an eight-year life makes RM250K of equipment roughly RM2,604 a month — the largest invisible cost.
- Utilities at commercial tariffs are the swing cost; rent follows the township shop lot (case by case).
- Franchise royalties of 3–8% of gross (brand-dependent) and the opportunity cost of the owner's labour.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- The 7.5% comes from a single independent teardown model at June 2026 prices, not industry statistics: per-outlet outcomes vary with catchment density and rent, and cases must be re-run on the same framework.
- Each brand's actual closure and franchisee-survival rates: no head office publishes them, and the "100% success rate" claim is unverifiable marketing.
FAQ
- Against the Singapore laundromat entry (No. 22), which market is better?
- The bases differ completely: Singapore's payback claims (3–5 years) are operator statements against S$135–200K entry; Malaysia's are vendor claims (20–35%) dismantled by an independent teardown (7.5%) on one screen. The shared truth: profit in this trade is decided by rent and catchment density, and "semi-managed" means several site visits a week in both countries.
- Is the 42% EBITDA figure fake?
- Not fake — incomplete: it omits machine depreciation and owner labour. The universal franchise-sales technique is to paste an "ROI" label onto an EBITDA-layer number. When reading any franchise material, look for the depreciation and labour lines first; if they are absent, add them on this site's framework before computing anything.
- What if a local partner runs the store full-time?
- Then the model changes once more: replace owner labour with the partner's market-rate wage or share, and solve for accounting transparency — many dobi partnerships die on cash-and-QR reconciliation. A partner changes who the labour line belongs to; it changes neither catchment capacity nor depreciation.
