Taiwan's growth lives in the chip supply chain, and that supply chain rents Taoyuan's logistics warehouses: 4.63 million sqm of premium stock, 68% of it in Taoyuan, at rents of NT$750–850 per ping per month (Cushman). Cap-rate surveys place Taipei prime logistics at roughly 4.5–5.5% gross going-in yields; this site's full-cost derivation puts the net at about 3.8–4.6% — the highest tier among Taiwanese physical assets, because the tenants are the growth itself (end users such as Pegatron are simultaneously the biggest buyers and tenants; a modern Yangmei facility traded at NT$6.24bn in Q2 2025). Entry is an institutional game: single assets start around NT$300M and run to billions; foreign capital needs investment approval, park land is often lease-only or manufacturer-restricted, and foreign logistics capital typically enters through approved projects, joint ventures or fund structures — there is no "buy a warehouse online" route. The largest structural variable is on the calendar: the premium pipeline adds another 18.7% of stock by end-2027, and today's rents face their first real supply test. Verdict: do, on conditions (institutional tickets, approved structures), the conditions being the supply wave and the chip cycle.

In short: four lines first

What it costs to get in

Institutional: single assets from NT$300M, large assets into the billions

Roughly what it earns

4.5–5.5%(Taipei prime logistics capitalisation rate (APAC survey basis))

How much work for you

Medium burden (institutional asset management; the entry structure itself is complex)

The biggest catch

The supply wave is scheduled: another 18.7% of premium stock lands by end-2027, and if chip-cycle demand softens in the same window, rents and exit prices are pressured simultaneously — this entry's two largest variables meet in one window.

Why we think it makes money

Tenant quality is the best among Taiwanese physical assets: 3PLs, e-commerce and semiconductor supply-chain firms — the source of demand (AI hardware exports) and the payer of rent are the same companies, so growth and rent align in Taiwan for once.

Taoyuan's position is structural: airport, port and the northern manufacturing belt converge there, and 68% of premium stock sitting in one cluster is no accident; replacement supply is constrained by land and park planning.

A derived net of 3.8–4.6% is a high reading in the Taiwanese context (residential nets about 1.0–1.4%; listed REITs pay about 2.8–3.9% in hand) — it proves Taiwan is not without cash flow, but that the cash flow grows only on the segment that supplies the growth.

How to actually get in

  1. Approved-structure route: an investment-approved project company, a joint venture with a local partner, or a fund vehicle holding existing facilities (on privately held industrial land); single assets from NT$300M, institutional assets into the billions.
  2. Indirect route: exposure through Taiwan's listed REITs or local industrial-property vehicles (for yields see entry No. 40) — surrendering single-asset control for liquidity and small tickets.

Risks: what could go wrong

The supply wave is scheduled: another 18.7% of premium stock lands by end-2027, and if chip-cycle demand softens in the same window, rents and exit prices are pressured simultaneously — this entry's two largest variables meet in one window. If these happen, our take changes: If the new supply is absorbed with rents holding (Cushman basis, two consecutive quarters), this item downgrades.
Structural friction on entry and exit for foreign capital: approval-based access and park-land restrictions mean slow buying and slower selling, with a buyer pool of local corporates and insurers — price this as a ten-year hold, not a liquid asset. If these happen, our take changes: None (institutional feature).
Single-source cycle: tenant demand shares one source with Taiwan's overall export cycle; the other side of GDP +8.68% is that nothing hedges the downside — logistics tenants will not pay your rent through a chip recession. If these happen, our take changes: None (exposure feature).

FAQ

Why is this the one Taiwanese physical asset aligned with growth?
Because the payer differs: residential tenants pay out of local wages (left far behind by prices), while logistics tenants are export supply-chain companies whose revenue follows AI orders. Taiwan's growth did not disappear — it simply never flowed into residential rent; it flowed into the factories and warehouses that supply the chips.
How does a 4.5–5.5% gross cap rate compare with Indonesian logistics at 7.0–8.5% gross?
About three points lower, buying institutions and enforcement: currency stability, title and contract enforcement, and tenant credit quality. The two markets are not in the same risk layer — this site lists them side by side precisely so readers can see how much of a yield gap is risk premium rather than free lunch.
Is there really no route for smaller capital?
Not for single assets; yes for indirect exposure (the listed REITs of entry No. 40 and local industrial vehicles), at the cost of dropping to distribution-basis returns. Taiwan's cash-flow ladder works like this: the closer to physical supply-chain assets, the bigger the ticket; the further toward listed instruments, the smaller the ticket and the thinner the return.
