CPNREIT is the most instructive REIT in Thailand: FY2025 total distributions of THB 1.0904 per unit make a 9.6% yield at the year-end price of THB 11.30 — but its own filing splits the composition cleanly: income distributions of THB 0.8251 (about 7.3%), and the remaining THB 0.2653 is return of capital (a capital reduction). The reason is structural: it holds leasehold interests in Central-group malls, offices and a hotel, not freehold — leases burn down, so distributions naturally mix in principal; and leasehold REITs must periodically re-buy themselves: the Central Pinklao renewal (15 years, 2025–2039) costs up to THB 12,161M plus THB 1,100M of renovation, and the Central Rama 2 renewal period up to THB 12,853M. The assets themselves are sound: mall-plus-office occupancy averaged 91.6%, and Hilton Pattaya ran 89.2%. Verdict: do, on conditions — the condition being to always compare the 7.3% income basis against industrial REITs' roughly 6%, never 9.6% against 6%, and to read remaining lease terms and renewal prices first. Read together with entry No. 31, it is the complete Thai REIT lesson: industrial is cleaner but slower; retail's headline is higher and its composition dirtier.

In short: four lines first

What it costs to get in

Listed units; about THB 100,000 is a meaningful position

The biggest catch

Lease burn is structural: leasehold interests decay to zero unless renewed at large prices — valuing this with a perpetual-asset framework (comparing distribution rates) systematically overstates it. Read this REIT in order: remaining term, then renewal price, then distributions.

Why we think it makes money

It packages Thailand's consumption fundamentals into one filing: Central-group malls are the anchor assets of Thai middle-class consumption, and 91.6% occupancy with shopper traffic recovered to 89% of normal (2025) are checkable filing figures.

The transparency of the split is a virtue, not a defect: management discloses income versus capital in its MD&A — this site's position is that a 9.6% that shows its split is worth more than a 6% that does not, because it teaches the reader the question to ask of every high-distribution REIT.

Leasehold burn is priceable: renewal prices (in the tens of billions of baht) and remaining terms are in the filings, so the NAV decay path as leases shorten can be drawn by the reader instead of narrated by a salesperson.

Risks: what could go wrong

Lease burn is structural: leasehold interests decay to zero unless renewed at large prices — valuing this with a perpetual-asset framework (comparing distribution rates) systematically overstates it. Read this REIT in order: remaining term, then renewal price, then distributions. If these happen, our take changes: None (structural feature; updated per filing).
Single-sponsor concentration: all assets come from the Central group, and the renewal counterparty is the sponsor itself — minority unitholders have no pricing power over renewals and can only vote with their feet. If these happen, our take changes: None (governance structure).
Consumption is not at full strength: traffic was only 89% of normal in 2025, high household debt caps discretionary spending, and the Pattaya hotel asset adds tourism volatility (2025 arrivals were down 7.2%). If these happen, our take changes: If traffic returns to normal levels with same-store rents turning positive (filing basis), this item downgrades.

FAQ

Is the capital-return part (THB 0.2653) a bad thing?
It is not fraud; it is structure: a wasting leasehold asset returns part of your principal early through distributions. It becomes a bad thing only when compared as if it were income against other REITs — before any annualised comparison, split every REIT's distribution into income and capital. That is this site's uniform reading rule for Thai REITs.
At a 7.3% income basis versus industrial REITs at about 6%, is retail still worth it?
The roughly 1.3-point premium buys consumption elasticity (the traffic-recovery upside) against a shorter asset duration (lease burn). If you want predictable long-duration cash, industrial is cleaner; if you judge Thai consumption to be mid-recovery and accept renewal uncertainty, the premium has its logic. They are not two prices for the same risk.
How should this REIT be tracked?
Three things in each MD&A: the income-versus-capital split of distributions, the remaining terms and renewal progress of the main assets, and occupancy with the traffic-recovery basis. All three are in the SET filings; no intermediary's summary is needed.
