UK self-storage, listed relay: Big Yellow and Safestore — distributions and occupancy
Composite-board score: 6.3 · Where it is strong: Net cash flow, Stability & rule of law · methodology
This entry uses the same relay standard as this site's student-housing entry: institutional public reports and listed-company results only, no buy/sell conclusions. The investable form of UK self-storage is the listed operators (Big Yellow, Safestore and peers, structured as UK REITs). At industry level, Cushman & Wakefield and the Self Storage Association's annual reporting gives turnover of £1.2bn, achieved rent of £29.13/sq ft (+6%) and all-operator occupancy of 74.5% in 2025 (down from 75.1%). At company level, Big Yellow's dividend rose from 46.4p (FY2025) to 47.2p (FY2026) with store EBITDA margins around 70% — while its closing occupancy fell from 78.7% to 74.2% (like-for-like 77.0%). Rent is rising and occupancy is falling; both belong on the page. Foreign holders' in-hand income is further reduced by PID withholding (20% today, 22% from 6 April 2027). Direct purchase of a single facility is an operating business with no standard citable dataset and is outside this entry.
In short: four lines first
Listed shares, any amount
47.2 pence/share(Big Yellow dividend per share (FY2026))
Very hands-off (listed route; direct purchase is outside this entry)
Occupancy is trending down: two consecutive years of decline at industry level and at the leader's like-for-like stores, with new supply still arriving. If occupancy keeps falling, rental growth is eaten by discounting first and distributions second.
The numbers that matter
Why we think it makes money
Industry data is complete and continuous: the C&W/SSA annual survey publishes multi-year series for revenue, rent and occupancy, and the leaders' results give store-level margins — everything a relay entry needs is in public documents.
The landlord economics are friendly: monthly rolling contracts, high customer stickiness (moving house costs far more than a month's rent) and very lean store staffing (about 70% store EBITDA margin at the leader) — why distributions have grown through cycles.
The two-year occupancy drift is printed, not hidden: industry 75.1% → 74.5%, Big Yellow like-for-like −1.7 points; rental growth is partly mix (container operators were −5.0% like-for-like). The value of a relay is putting the down-leg and the growth on the same page.
How to actually get in
- Buy listed storage-REIT shares on the LSE through a broker, any amount, no foreign-buyer restriction. In-hand outcome = distributions (after PID withholding) plus price movement, on which this page takes no view.
- Direct single-facility purchase is outside this entry: it is an operating business (licences, staffing, local team) with no public data standard, assessable only case by case.
What it costs, what it earns
Entry amount: Listed shares, any amount
How much work for you: Very hands-off (listed route; direct purchase is outside this entry)
- Transaction costs: brokerage and spreads; sterling conversion.
- Tax friction: PID withholding at 20% today and 22% from 2027-04-06 (no gross-payment channel for foreign individuals) — the fixed deduction between declared and in-hand distributions.
- No property-level holding costs on the listed route.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- A distribution yield at current prices: this site captured no verified price snapshot, so no yield figure is published — readers can divide the dividend (47.2p) by their own execution price and then deduct PID withholding.
- Safestore's latest like-for-like dividend and occupancy detail: this entry is anchored on Big Yellow and the industry report; Safestore's line items will be added at its results.
FAQ
- Why does this entry publish no yield?
- Self-discipline of the relay standard: yield = dividend ÷ price, prices move daily, and this site holds no verified price snapshot. A wrong or stale yield misleads more than none. The page gives the absolute dividend (pence per share) and every operating metric; the yield is one division at the reader's live price.
- How does this differ from the US self-storage entry?
- The US entry is the direct facility route (graded cap rates of 5–6.75%); this UK entry is the listed relay route — shares in the leading operators, far more liquid, but carrying share-price volatility and PID withholding.
- Is 74.5% occupancy high or low — and can it be compared with the US figure near 90%?
- Not directly: the UK number covers all operators (including many container and small operators), with mature stores at 79%; US REIT same-store figures around 90% describe a different basket (the basis of this site's US storage entry). Trends are comparable only within a basis — and the UK trend is two years of slight decline, which is what this page flags.
