Taiwan
Four grades
Identity & tax (in one line)
Identity and tax: property buys no status (no golden visa); the Employment Gold Card is the merit route (see the identity hub). Corporate tax 20%; non-resident rent is withheld at 20% of gross; the house-and-land gains tax for non-residents is 45% (≤2 years) / 35% (>2 years); deed tax 6% on assessed value. The Singapore–Taiwan tax agreement was renewed at the end of 2025 and applies from 2027 (10% withholding caps).

Key metrics
Why this country
Taiwan is this site's purest growth exposure: GDP +8.68% in 2025 on AI and semiconductor exports, per-capita GDP near US$40,000, approved inward FDI up 45%. But the fruits of growth landed in asset prices: residential gross rental yields are 2.26% island-wide and 1.97% in Taipei, a 46× price-to-rent ratio — the thinnest in this entire survey. Taiwan must be read as a growth market, not an income market: cash flow has only two narrow roads (logistics, and the listed REITs of entry No. 40); everything else in Taiwanese property is appreciation beta, and it should be bought knowing exactly which of the two it is.
Entry routes
Listed route: the six listed REITs trade through a Taiwan securities account (entry No. 40) with no property approval; distributions to foreign investors are withheld at 21%.
Physical property is open on a reciprocity basis (Singapore nationals qualify): residential may be bought (read entry No. 39's arithmetic first); industrial/logistics assets need investment approval, and park land is frequently lease-only or manufacturer-restricted — foreign logistics capital typically enters via approved projects, joint ventures or fund structures.
PRC-national readers: home purchase is a separate, severely restricted regime (permission, a three-year transfer lock, stay caps and aggregate quotas) — the entry assumptions of this page's other entries do not apply; verify eligibility first.
Risks
- Thin yields are structural, not cyclical: land scarcity and the wealth effect price assets above their rents; interest rates and policy (credit controls were tightened repeatedly in 2024–25) are the only repricing variables.
- Exit tax is heavy: non-residents pay 45%/35% on gains under the house-and-land tax with no taper beyond two years — short-holding friction is among the highest in this survey.
- The logistics supply wave: premium stock grows 18.7% by end-2027, and rents face their first real test (entry No. 38).
Ranked opportunities in this country
| Overall rank | Opportunity | Net return (primary metric) | Our take |
|---|---|---|---|
| 38 | Taiwan Taoyuan modern logistics: the one Taiwanese physical asset whose rent is paid by the growth engine itself | 4.5–5.5% | Do, with conditions |
| 39 | Taipei residential buy-to-let, taken apart: 1.97% gross becomes about 1.0–1.4% after the full stack | 1.97% | |
| 40 | Taiwan listed REITs (only six left): 3.5–4.9% distributions from a shrinking market | 3.54–4.9% | Do, with conditions |
| 41 | Taiwan laundromats, taken apart: the official average kills the brochure — NT$696K of sales per store per year | 696,000 NT$/yr |
