Thai laundromats (Otteri and peers), taken apart: vendor models only — plus a foreign-ownership wall
Composite-board score: 3.9 · Where it is strong: Net cash flow, Tax friendliness · methodology
The scale of Thai self-service laundry is real: the leading brand Otteri runs over 1,200 outlets with more than a million customers (its parent K-nex's figures, relayed through bank materials). But the only return figures this site can cite come from vendors: LG Laundry Crew packages start at THB 1.5M with a claimed 2–4-year payback (an implied 25–50% a year of pre-tax cash payback); Otteri itself publishes neither package prices nor store P&L. A bank provides the ceiling anchor: Krungsri's Otteri franchise loan finances up to 110% of investment, capped at THB 5,000,000 — a standard store's all-in investment sits roughly inside that number. The saturation signal deserves printing more than the return claims: about 4,500 self-service outlets nationwide with roughly 1,000 new openings a year (LG Thailand marketing basis), while the washing-equipment market grew only 1–2% in 2023 — supply is charging at 20%+ a year into a pool that barely grows. Foreign readers face a wall other countries do not have: laundry is a service business under the Foreign Business Act, a foreign-majority company generally needs a rarely-granted Foreign Business Licence, BOI promotion is unrealistic for a laundromat, and nominees are illegal — a Singaporean or Chinese reader effectively cannot buy their own Otteri. Verdict: below the bar as an explainer — its reasons to exist are the saturation arithmetic (4,500 standing outlets plus 1,000 a year) and the ownership wall; the return figures themselves cannot carry an entry.
In short: four lines first
Standard-store all-in roughly THB 5M or less (bank lending-cap anchor); LG packages from THB 1.5M
2–4 years(Thai laundromat franchise payback (vendor-claimed basis))
High burden (self-run small store; and no compliant self-operation route for foreigners)
This entry is itself the risk statement: no audited store-level data exists and every return figure is a vendor model — under this site's evidence standard it cannot enter the actionable zone, and anyone citing the 2–4-year payback as fact breaks the citation discipline.
The numbers that matter
Why we think it makes money
Saturation arithmetic is one of the checks this site most wants to teach: standing stock, annual additions and market growth are three public numbers, and once they are on the table, any "2–4-year payback" claim must first answer where the new stores' customers come from.
The ownership wall is Thailand's structural lesson: the same trade is openable in Singapore, negotiable in Malaysia, and blocked by the FBA in Thailand — cross-country friction differences in services decide whether an "opportunity" exists at all, more than return figures do.
A bank lending cap is a rare third-party anchor: when vendors will not quote prices, what a bank will lend against the format reveals the realistic ceiling of a standard store's investment — an indirect anchor worth learning to use.
How to actually get in
- Foreign individuals: effectively closed (see the FBA explanation in the tax section); the compliant forms left are genuine Thai-majority joint ventures or a US-national Treaty of Amity company, neither suited to passive investors.
- For Thai-resident readers: Otteri prices by enquiry; LG Laundry Crew packages start at THB 1.5M (40 sqm minimum); the bank franchise-loan cap of THB 5M serves as a sanity check on investment scale.
What it costs, what it earns
Entry amount: Standard-store all-in roughly THB 5M or less (bank lending-cap anchor); LG packages from THB 1.5M
How much work for you: High burden (self-run small store; and no compliant self-operation route for foreigners)
- Investment: package, equipment and fit-out, anchored by the bank ceiling at roughly THB 5M or less for a standard store.
- Operations: shop rent and utilities — retail price points (a 28 kg hot wash at THB 140, a 25 kg dry at THB 60) cap the revenue side — plus machine maintenance.
- Compliance cost: any structure built to route around the FBA (the governance and exit arrangements of a genuine joint venture) is itself a cost, and nominee legal risk is uninsurable.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- Otteri's package prices and store P&L: not published; this site holds only the bank ceiling anchor and a competitor's package price.
- The 4,500-outlet stock and 1,000-a-year openings are an LG Thailand marketing executive's media figures (Feb 2024), not official statistics — credible in magnitude, limited in precision.
FAQ
- With 1,200 outlets, head office surely makes money — what about franchisees?
- Head office earns equipment, franchise-fee and supply-chain money, which is independent of any single store's survival; franchisee life and death is measured by closure rates and store P&L, and Otteri publishes neither. In this site's framework, "head-office scale" proves a format exists; it cannot prove franchisee returns exist.
- Why can the Singapore and Malaysia laundromat entries stand while Thailand's cannot?
- Both tests fail here: evidence (Singapore has operator statements and listed franchise prices — claim-grade but multi-source; Malaysia has an independent full-cost teardown; Thailand has vendor models only) and eligibility (the FBA leaves foreign readers without an entry ticket at all). Failing either test puts an entry below the bar; Thailand fails both.
- A bank will lend 110% — does that not prove the business is sound?
- It proves the bank is comfortable with equipment collateral and brand cash flow, not with the franchisee's net return: the bank earns interest (MRR+0.50%, up to seven years) backstopped by the franchisee's personal credit. Reading a lender's safety cushion as an equity return is a category error.
