UAE listed healthcare operator (Burjeel): net profit up 39.5%, growth from the clinic network — not a clinic roll-up story

First, clear away a circulating narrative: the UAE has no citable "clinic roll-up platform" data — brokers hold no documented roll-up models. This entry's entire story is the listed-operator route. Burjeel Holdings (ADX) reported FY2025 revenue of about AED 5.5bn (up about 9.5–9.8%), EBITDA of AED 1,089M (a 19.8% margin), net profit of AED 503M (+39.5%) and a net margin of 9.1% (company announcements, audited basis); patient visits exceeded 7 million (+8.4%), hospitals contribute 88% of revenue, and medical-centre revenue grew 25.2% — the shape of growth is network expansion and visit volume, not price rises. A dividend record exists: a proposed total dividend of AED 120M, about 23.9% of net profit — read it correctly: this is a profitable, growing operator's equity, not a high-yield asset (the payout is low, and this site did not capture a price basis for a cash yield, so it does not compute one). Verdict: do (this wave's only publishable-positive) — the buy case is structural, not narrative: UAE healthcare demand (population and insurance-coverage growth) is carried by a listed company's audited numbers, and foreigners participate through an ADX channel rather than touching any private clinic-acquisition story.

The biggest catch

Insurer bargaining and receivables: most UAE healthcare revenue settles through insurers, whose rate negotiations and payment cycles are the industry's systemic variable — watch receivables turnover in the annual report more closely than revenue growth.

Why we think it makes money

The evidence grade is filing-grade: revenue, EBITDA, net profit and visit volumes all come from company results announcements — on this site's UAE page it sits with Parkin (No. 26) in the "auditable numbers" tier, in sharp contrast to cloud kitchens (No. 27, vendor models).

The growth's quality is explicable: visits up 8.4% and medical centres up 25.2% show growth from network and volume rather than a one-off insurer price settlement — the most re-checkable kind of growth a healthcare operator can produce.

It gives the UAE page its "services operator" species: beyond storage (No. 1), laundromats (No. 2) and parking (No. 26), healthcare is among the most direct carriers of the Gulf's population story, and one of the few a foreigner can join with a small ticket.

How to actually get in

  1. Listed route: buy Burjeel shares through a broker with ADX access; foreign holdings are subject to the stock's foreign-ownership limit (check at the time). Direct clinic acquisition involves DHA/DoH licensing and clinical-governance approvals with no small-ticket channel; this page offers none.

Risks: what could go wrong

Insurer bargaining and receivables: most UAE healthcare revenue settles through insurers, whose rate negotiations and payment cycles are the industry's systemic variable — watch receivables turnover in the annual report more closely than revenue growth. If these happen, our take changes: If receivables turnover deteriorates materially (annual-report basis), the growth-quality judgment is downgraded.
Expansion capex: new hospitals and centres consume profit before producing revenue in their ramp years — quarterly margin swings are normal; assess on annual bases, never extrapolated from a single quarter. If these happen, our take changes: None (assessment discipline).
Execution beyond Abu Dhabi: part of the growth narrative is expansion across emirates and borders, where licences and physician supply differ by place — delivery pace follows announcements; this site does not pre-credit it. If these happen, our take changes: None.

FAQ

How does it relate to clinic roll-ups?
It does not — and that is this page's position: roll-up stories in the UAE come with no documented numbers, and anyone pitching a clinic-acquisition platform should first be asked for audited statements. Burjeel is the operator that has already done this at listed scale — to participate in UAE healthcare, buy the operator, not the story.
Is a 9.1% net margin high?
It is a healthy range for a hospital operator (labour and consumables are heavy costs). Read the combination instead: a 19.8% EBITDA margin, net profit up 39.5%, and growing visit volumes — a single margin misses the growth's shape. This site's uniform method for healthcare entries: volumes and receivables first, margins second.
Why is it a "do" with such a low dividend?
This site's cash-flow board admits "assets whose cash flow is credible", not only high-yield assets: Burjeel's operating cash generation is real (net profit and operating cash flow move together) and its dividend policy is being built. Bought as a high-yield stock it will disappoint; bought as the listed exposure to Gulf healthcare demand, the numbers hold. Stating the buy reason correctly is this entry's entire user manual.
