Dubai self-storage, landlord route: 7.45% in a valuation report — and the part the landlord did not get
Composite-board score: 6.4 · Where it is strong: Net cash flow, Tax friendliness · methodology
This is the Dubai sibling of this site's Vietnam self-storage entry, on a completely different route: Vietnam covers operating, Dubai covers only the landlord side — because the landlord side is the only one with citable numbers. The one complete document is a JLL valuation report: The Box Self Storage (Jebel Ali, 144,513 sq ft, freehold), valued at AED 59.1M in June 2026 on passing rent of AED 4.4M a year — an initial yield of 7.45%; the lease runs 25 years from 2020 with fixed +10% uplifts every five years and rent guaranteed for the first ten. The same report holds the entry's real lesson: JLL estimates market rent for the asset at AED 50/sq ft against a contracted AED 30 — the operator keeps the difference, and the landlord's growth is capped at about 1.9% a year. The operator side's profit is unverifiable in Dubai (the largest operator, The Box, is private and publishes no accounts; the roughly 98% occupancy is a tenant-verbal figure JLL expressly notes it received no P&L to verify). Verdict: do, on conditions — enter as the landlord on a sale-and-leaseback or long-lease structure priced off the 7.45% contracted basis. Anyone wanting to operate will find no number on this page, because nobody in this market has published one.
In short: four lines first
Reference asset valued at AED 59.1M (144,513 sq ft); case by case
7.45%(Dubai self-storage initial yield (JLL valuation, single asset))
Hands-off (landlord route: whole-asset long lease, fixed uplifts)
The evidence base is one asset: 7.45% is a single property's valuation basis, not a market statistic, and JLL itself notes the limited comparable evidence for purpose-built storage. Applying it to other Dubai properties as "the Dubai storage yield" is this entry's most likely misuse.
The numbers that matter
Why we think it makes money
Dubai storage demand shares the Gulf industrial entry's base: population churn among expatriates, shrinking apartments, business document and inventory storage — Grand View Research puts UAE self-storage revenue at about US$602.5M in 2024 rising to US$859.2M by 2030 (vendor research, background only here).
The landlord contract quality is exceptional: a 25-year lease with fixed uplifts and a 10-year rent guarantee is among the most bond-like structures in Dubai commercial property — JLL's adopted 7.50% exit yield and 9.25% discount rate price exactly that certainty.
The entry's teaching value is the split: the gap between market rent and contract rent (50 vs 30) is what the operator earns for carrying operating risk; the landlord buys certainty and sells the upside. Both monies are legitimate — they just must never be marketed at each other's yield.
How to actually get in
- Sale-and-leaseback / whole-asset long lease: buy (or hold) a purpose-built storage asset and lease it whole to an operator — negotiate off The Box's clause structure (25 years, +10% every five, guarantee period), where the guarantor's substance and the uplift clause are the core.
- Build or convert, then lease: develop or convert a storage asset and secure an operator tenant — Dubai industrial rents in the same JLL report (asking AED 45–77/sq ft, transacted AED 37–56) are the negotiation anchor.
- The operating route is outside this entry: fit-out and profit for a leased-and-operated facility have no public data (the largest operator publishes no accounts); anyone operating should build their own model on a worst-case diligence basis.
What it costs, what it earns
Entry amount: Reference asset valued at AED 59.1M (144,513 sq ft); case by case
How much work for you: Hands-off (landlord route: whole-asset long lease, fixed uplifts)
- Acquisition: the reference asset values at about AED 409/sq ft (The Box basis); transaction and financing costs extra.
- The contract discount: signing below market rent (30 vs 50) is the price of lease length and guarantee — not a negotiation failure but the route's pricing itself.
- Holding: structural repairs and insurance sit with the owner per the lease text; operating costs sit with the operator.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

Risks: what could go wrong
What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- Dubai storage operators' unit economics: no operator publishes accounts, so this page gives no operating-route return.
- The yield distribution beyond The Box: no second public valuation document exists to extrapolate from.
FAQ
- Why look at 7.45% when this site's Gulf industrial entry runs higher?
- They are different risks: the industrial entry is a develop/hold operating-asset basis, while the storage landlord route is a 25-year contracted, guaranteed, bond-like basis — the lower yield is what cash-flow certainty costs. Their bases also differ (7.45% is contracted rent on valuation with locked uplifts; the industrial figures carry rent growth). Choose by whether you want growth or certainty.
- How much does the operator actually make?
- Only a ceiling can be inferred from this page's document: on the same asset, market rent is 50 against a contracted 30, and the operator buys at 30 and sells at its street rates (2026 price guides around AED 600–950/month for a roughly 10 m³ class, asking basis) — a gross spread exists, but labour, marketing, vacancy and bad debt all sit inside it, and no net figure is public. Anyone quoting you an exact operator margin is inventing it.
- How does this relate to the Vietnam self-storage entry?
- Same trade, two routes: the Vietnam entry covers operating (market data from industry reports and operator price lists), this Dubai entry covers the landlord side (data from one valuation report). Dubai's operating route is precisely the side without data — anyone planning to operate storage in the Middle East should read the Vietnam entry for the operating basis, then register that Dubai offers no equivalent public numbers.
