US manufactured-housing communities and RV resorts, listed relay: the lot-rent business at ELS
Composite-board score: 5.9 · Where it is strong: Net cash flow, Stability & rule of law · methodology
A manufactured-housing community (MHC) sells land rent, not houses: residents own their homes and pay lot rent, and moving a home costs thousands of dollars — among the stickiest rents in US real estate. Equity LifeStyle Properties (NYSE: ELS, roughly 60% of revenue from manufactured housing) reported for 2025: portfolio occupancy above 94%, core NOI up 6.7% year on year in the quarter, manufactured-housing base rent up 5.5–5.7%, and 2026 rent notices averaging +5.1%. The RV side must be split: annual sites (quasi-residential, stable) saw base rent up 5.3%, while combined RV-and-marina guidance is only +0.9–1.5% — transient RV is travel spending and is softening. This site treats the entry as listed relay only: no distribution yield is published (no verified basis was captured), private-community cap-rate compilations of about 5.4–5.9% are context only and explicitly not investor net returns, and syndicated deals marketed at 8–10% caps are not carried.

Rent-control politics is this asset class's long shadow: residents are voters, several states cap lot-rent increases or debate doing so, and today's roughly +5% annual increases are exactly the target of that debate. The day increases are capped is the day valuations reprice.
The numbers that matter
- US private manufactured-housing community cap rates (compilation):5.4–5.9%( Broker claim ,Data as of: 2026-06-30)
Why we think it makes money
Lot rent is sticky for structural reasons: 97% of ELS's manufactured-housing residents own their homes, and moving costs plus scarce lots in surrounding communities lock tenants in; occupancy above 94% with roughly 5% annual rent growth is among the steadiest profiles in listed real estate.
Demand has demographic support: an affordable-housing shortage plus retiree migration south makes manufactured housing one of the few inherently affordable US housing forms — its political sensitivity (see risks) and its demand strength are the same coin.
The listed relay lets foreign readers take small, diversified exposure to the asset class instead of syndications, whose return basis has no standard and whose liquidity is minimal.
How to actually get in
- Buy ELS or peer listed REIT shares through a broker, any amount, no foreign-buyer restriction. Distribution withholding is in the tax lines.
- Direct community purchases and syndications are outside this entry's basis: no standardised public dataset exists, and marketed returns (8–10% cap rates) bundle hospitality operating risk into a "real estate" number — not carried here.
What it costs, what it earns
Entry amount: Listed shares, any amount
How much work for you: Very hands-off (listed route)
- Transaction and currency costs (listed route).
- Distribution withholding: ordinary REIT dividends to non-residents are generally withheld at 30% (treaty residents may reduce) — the fixed deduction between declared and in-hand distributions.
Basis: this site uses full-cost net returns only — income minus vacancy, management, maintenance, taxes and insurance, then financing interest, with entry costs in the denominator. See the methodology。

What we have not verified yet
The following key figures have not yet been verified; the reason is noted for each item.
- ELS's distribution yield: no same-basis dividend/price snapshot was captured on a verified basis, so no figure is given.
- True net returns of private communities and syndications: no standard dataset; marketed figures are not carried.
FAQ
- Why are manufactured-housing communities stickier than ordinary apartments?
- Because the tenant's house sits on your land: moving means lifting, transporting and re-installing it — thousands to tens of thousands of dollars — and neighbouring communities usually have no vacant lots. Tenants are effectively locked in by their own housing asset, which is why occupancy holds above 94% and why the business is called lot rent.
- Can the 5.4–5.9% cap rates be read as returns?
- No. They are NOI ÷ price from secondary compilations, before capital reserves, financing and tax. This page carries them only as background on how the asset class is priced, not as an achievable net return.
- Why are manufactured-housing communities and RV resorts in one entry?
- Because the main listed vehicle (ELS) holds both asset types and reports them together — buying the shares buys the mix. This page splits the two by revenue structure: lot rent is the core, transient RV is a cyclical add-on, and the shares should be read on the split view rather than as a pure lot-rent instrument.
