US express car washes: operating the store and owning the dirt are two different businesses

Express tunnel car washes run on subscription memberships (the largest chain's unlimited club is about 77% of wash sales), but two entirely different things are investable here and must not be blended. The operating route — buying and running stores — has no honestly label-able public return: the largest listed chain, Mister Car Wash, reported a 32.8% adjusted EBITDA margin for FY2025 (rent excluded), while advisors market "35–50% mature-store four-wall margins" above it. The property route — buying the wash real estate on a roughly 17.7-year triple-net lease back to an operator — prices at 6.2–6.3% asking cap rates in broker B+E listing data (6.33% in Aug 2025, 6.21% in Apr 2026), is open to foreign buyers, and involves no operations. This entry stands on the property route (do, on conditions); the operating route is data counterpoint only. The backdrop must be read with it: new openings fell from 943 (2022) to about 550 (2025), ZIPS Car Wash filed Chapter 11 in Feb 2025 (about US$654M of debt), and Driven Brands sold about 380 US washes to Whistle for roughly US$385M of headline consideration — there is a wide gulf between what operating companies and wash real estate are worth.

In short: four lines first

What it costs to get in

Property route about US$5.09M per site (average asking); operating route US$3.5–8.5M per store (counterpoint)

Roughly what it earns

6.2–6.3%(Car-wash net-lease asking cap rate (NNN))

How much work for you

Hands-off (property route, NNN long lease) / high burden (operating route, local team required)

The biggest catch

Single tenant, single purpose: however long the lease, if the operating company fails, a wash property (tunnel, water systems) has very narrow alternative use, and re-letting repricing is severe. ZIPS' Chapter 11 proves top-tier operators fail too.

Why we think it makes money

Subscriptions turned car washing from weather-exposed retail into recurring revenue: monthly billing smooths weather and single-visit volatility — the fundamental reason capital flooded in over the past decade, and why 15–20-year net leases exist at all.

The net-lease route is structurally clean for a foreign buyer: a single property, a long lease (17.7 years on B+E averages), tenant-paid tax/insurance/maintenance, and — in listed landlords' sale-leaseback disclosures (Getty Realty) — 20-year terms, 2% escalators and 2.7–2.8× rent coverage that can be checked line by line.

Supply is in a shakeout: openings have fallen for three years and weak operators are exiting through bankruptcy and M&A — a risk (tenant credit dispersion) and also the reason asking cap rates have not compressed to 5%.

How to actually get in

  1. Property route (this entry's main line): buy single wash properties through net-lease brokers; B+E's average asking price is about US$5.09M per site (Aug 2025). No federal bar on foreign ownership; holding and exit run through the ECI (net-election) and FIRPTA framework (see tax lines).
  2. Operating route (counterpoint only): ground-up builds run US$3.5–8M+ before land; franchise systems (e.g. Tommy's Express) disclose about US$5.0–8.5M including land in FDDs. SBA financing is generally unavailable to non-resident owners, and a US operating team is required — overseas buyers without operations capability should not touch it.
  3. Diligence points: the operator-tenant's store count and finances, remaining lease term and escalators, rent coverage, and the count of competing washes under construction in the trade area — this industry's classic death is two tunnels opening across the street from each other.

What it costs, what it earns

Entry amount: Property route about US$5.09M per site (average asking); operating route US$3.5–8.5M per store (counterpoint)
How much work for you: Hands-off (property route, NNN long lease) / high burden (operating route, local team required)

Risks: what could go wrong

Single tenant, single purpose: however long the lease, if the operating company fails, a wash property (tunnel, water systems) has very narrow alternative use, and re-letting repricing is severe. ZIPS' Chapter 11 proves top-tier operators fail too. If these happen, our take changes: If a specific property's tenant deleverages or is acquired by a stronger credit (on public filings), this item downgrades case by case.
Asking is not closing: 6.2–6.3% is the asking cap rate on listed inventory; closings can differ, and averages hide tenant quality — the same number covers leases signed by national chains and by small regional operators. If these happen, our take changes: If transaction-based (not listing-based) industry statistics appear, this entry's data is upgraded to them.
The operating-route valuation illusion: Driven Brands sold about 380 stores for roughly US$385M of headline value (about US$255M cash plus a US$130M seller note) — about US$1M per store of operating-company value against US$4–8M build costs, most sites being leased. Confusing "what the site is worth" with "what the business is worth" is this sector's most common way to lose money. If these happen, our take changes: None (standing structural note).

FAQ

Can the 6.2–6.3% cap rate be treated as the net return?
Not directly. It is rent ÷ asking price; under NNN it is close to the landlord's gross yield, but financing costs, US tax (foreign landlords' ECI filing and FIRPTA), major-repair reserves and vacancy risk still come off. It is a more honest number than a shop's gross-rent÷price, but it remains a ceiling basis.
Why not recommend the operating route if returns are higher?
Because there is no verifiable return: the largest chain's reported 32.8% EBITDA margin is corporate-level and excludes rent, and single-store figures exist only as seller and advisor estimates. The sector is simultaneously shaking out (a bankruptcy and a portfolio sale in the same year); entering operations without a local team buys the risk, not the return.
Is the US$5.09M average asking price for the whole property?
It is the average asking price for the entire property (land, building and equipment) across B+E's listed inventory (Aug 2025). Dispersion is wide — tenant identity, remaining lease term and location can put two washes on the same street at multiples of each other. The average sets the order of magnitude; it is not a valuation.
